Meet the Team

Kulwinder is the Founder and CEO of Five Rivers Capital. Kulwinder brings over 30 years of experience in the real estate and technology fields. Over the years, he curated a set of guiding principles which allowed him to pursue opportunities in a vast variety of different market sectors. Leveraging these principles has resulted in success after success and allowed Kulwinder to establish Five Rivers Capital. His recent ventures include investment in several technology funds as well as expansion of Five Rivers’ commercial real estate portfolio. Kulwinder also holds very dearly the idea of giving back and pursues several philanthropic ventures in his spare time.

Parmeet has been a part of the team for just over 5 years and is in charge of growing and maximizing our existing businesses as well as exploring new opportunities. Parmeet has experience in increasing profitability through helping our portfolio run more efficiently without taking away from a successful operation. His eye for scouting new opportunities also makes him a great asset to the team.

Karam has been a member of the team for over 20 years. Being in charge of operations, he is responsible for the day to day aspects of running the commercial real estate portfolio. Karam has successfully turned around many projects which were deemed unfruitful and turned them into profit making machines. Karam also uses his excellent understanding of working with cities and counties for project development and is currently taking several projects through the entitlement process.

Ajay has been with the team for 5 years and is our real estate acquisitions expert. Having practiced as a commercial real estate agent for over 20 years, Ajay brings a level of finesse and professionalism which is required when dealing with prospectus buyers/sellers ranging from “mom and pop” to fortune 500 companies. Ajay has experience with both lenders and borrowers, related to private credit and equity, as well as with institutional investors — with a focus on acquisition financings and highly leveraged financings. Ajay also has expertise in leveraged buyouts, recapitalizations, and asset based lending which has been a great resource to the team.

Karin Harrop has been in commercial real estate management for 26 years with over 30 years in the industry, and holds both a CSM and CPM designation. Karin is currently overseeing a portfolio of retail and office sites in northern California and seeking management projects in the greater Sacramento area. Karin’s hands-on, proactive management style and excellent interpersonal skills are recognized assets to both clients and tenants. Knorr Management’s goals are to add value to commercial properties with tenant retention, property maintenance, and creative solutions for clients. Karin was previously a senior real estate manager with CB Richard Ellis, Inc. where she was responsible for a diverse regional portfolio, including retail, office and industrial. While with CB Richard Ellis, Karin was awarded the “Real Estate Manager of the Year” award for several years and managed over 1,200,000 square feet of commercial property. Karin drives performance and stabilization to maximize the value of managed assets and is appreciated for her quality of service, responsiveness, and work ethic.
